Professionally Screen Tenants-
Do you dread interviewing tenants, taking applications, and running credit and background checks? Spudstaterentals.com will process the rental application for a fee $15.00 - paid by the Tenant. (This small fee helps detour tenants who are not serious about the rental of your property). This includes credit check, employment history and personal reference checks including an interview with the prospective tenant.
Pre Lease Inspection-
Tenants and our Property Manager will do a walkthrough at the start of the lease evaluating the condition of your property, clearly defining property's condition, and require tenants signature. This brings accountability and puts in writing an agreement regarding the condition of property prior to move in. Post Inspections- Completed with the tenants along with the Pre Lease Inspection form in order to evaluate care of premises and the amount of deposit to be with held, if any.
Tenant Behavior Form-
This helps to communicate clearly the behavioral expectations of the tenants. A copy of the CC&Rï¿½s will also be provided to the Tenants if applicable.
Pet Policy Form-
Helps clarify expectations to tenant regarding a pet on your property (if allowed).
Exterior and Interior Inspections-
Approximately every 90 days, we make a thorough inspection of your property, both inside and outside. This helps us ensure your property is being properly cared for and you will receive a report of our findings so you stay informed of what is happening with your investment.
Property Management Team-
We create and maintain relationships with qualified vendors, including painters, roofers, electricians, plumbers, appliance repairmen, handymen, and more. All carefully screened by our staff, to help provide the best maintenance service for your investment property when needed.
You no longer have to deal with the confrontations of collecting late rent payments from your tenants. We take care of collecting the rent and handling any delays in payments so you don't have to worry about it.
Each month you receive a financial statement showing monies collected and any disbursements that have been made. We can provide reports including tenant rental history, property rental histories, tax information to your accountant, and a host of other reports.
We withhold our negotiated fee prior to forwarding the rent to you the owner.
We always get written approval via email on large items (over $250.00) that need repaired or replaced. We do not get prior approval on emergency items or minor repairs. And, we always get multiple bids are large repair jobs. Any small maintenance jobs are withheld from the rent that month prior to us forwarding the rent to you the owner. A detailed accounting, along with copies of the invoices for disbursements are included with your monthly financial report..
